Any lawyers on the board today?

Looking for a little advice with a property rental situation.
I'm moving into a condo next month after spending years renting a house here in Tallahassee from a private owner. This will be my first experience with a property management company so I have kind of a stupid question. The term of the lease on the contract is from August 15th 2012 to July 31st 2012. They are asking for full payment for the month of August while I am only able to live there for half the month. Is this normal? Anything I can do?

You don't need a lawyer for that, so I don't consider it legal advice to respond. That's a bunch of crap. Tell them you'll pay prorated rent for the month of August, period.
(there are always lawyers on the board, by the way)

You may be able to negotiate but remember the contract is based on the owners discretion and drawn up by the mgmt company. They may be able to justify charging the full month based on the fact the contract doesn't end on the 15th day if the month so theyve added 15 days. Good luck.

You don't mention anything about a deposit so I'll just throw this out there. Are they asking for a full month's rent in lieu of a 1st/last deposit arrangement?

I've never understood the mix hot chicks and sports message board thing. Surf prons then come talk sports. I don't want confusion between "assets" and shirtless football players, personally. Not a good mix.

The complex that I'm staying at is also charging full months rent on 8/1, despite the fact that the lease starts on the 24th.

Sorry Laura. I work a lot and really haven't been trafficking the board much lately. I saw your response as well as Equas and figured you guys were right. I should have posted a thanks then but it slipped my mind. Thank you all for your input. Turns out that this is their standard procedure for move in. They've apparently been doing it this way for years. The property manager was pretty nasty about me even bringing up the subject and said that i would be in breach of the contract if i neglected to pay the monthly rent and would be charged a fee for delinquent payment. Basically a huge pain in the ass but i'll live. thanks again for all the help everyone and sorry for the poor etiquette Laura, I'll do better next time
