Soon enough, those old warehouses will be gone and more retail/living/bars will be put in. As I am sure you are aware, there are 2 or 3 other apartment complexes going in one block east. The development around the fringe of campus right now is mind-boggling.

A buddy of mine told me this weekend that most of the bars on Tennessee are going to relocate to College Town.

I have not, but they probably should if they want to survive. Gaines street looks phenomenal now. College Town is, more or less, connected to down town now by way of all the Railroad Avenue bars and housing. Everything will be walkable now.

Quite a few went under or closed for different reasons in past 12 months. I know a few owners are making their way to Gaines.

Is there a pic of the final rendering for the IPF? I know there was one a year or so ago but I believe that was when the projected cost was closer to $20m. I can't recall seeing an updated sketch.

There's one, but it's pretty bland. You can get a better idea from the pics. If you Google it, it will be one of the first several images.
